Building Services Mechanical Plant

A commercial property owner was experiencing mechanical problems with one of his chiller units. Due to the size of the building two units where used.

As part of their general maintenance procedure, one of the units was treated with a flushing compound to assist with removal of residues. Shortly after the flushing procedure performance problems developed.

To carryout a detailed inspection of this particular chiller unit by a conventional means, a two week close down period would be required. This close down would create a problem with the risk that no backup unit would be available should the second unit break down.

Such a breakdown would cause major disruption to the buildings air conditioning system. A RVI inspection revealed that major scaling caused from the flushing compound had resulted. It was immediately decided to have a series of small shutdowns to enable isolated problem areas to be rectified.
